VA Appraisal vs Home Inspection: What’s the Difference?

Many VA buyers confuse the VA appraisal with a home inspection. They are not the same — and understanding the difference can protect your money, your loan, and your future home.

These two steps serve very different purposes. A VA appraisal is primarily for the lender and VA loan requirements. A home inspection is primarily for you, the buyer.

What Does a VA Appraiser Look For?

A VA appraiser reviews the property to estimate market value and determine whether the home appears to meet VA minimum property requirements.

The VA appraisal may flag obvious health, safety, or structural concerns, but it is not designed to uncover every defect in the home.

What Does a Home Inspector Look For?

Should VA Buyers Still Get a Home Inspection?

Yes. Even though the VA appraisal is required, it should not replace a professional home inspection.

The inspection helps you understand the home’s condition before you fully commit. It can also help you negotiate repairs, request seller concessions, or decide whether additional specialist evaluations are needed.

This is especially important for older homes, homes with foundation movement, roof concerns, drainage issues, remodeled homes, or new construction homes that may still have builder defects.
