Greater San Antonio Real Estate Market Update: August 17–23, 2026
The San Antonio real estate market continued to produce steady sales activity during the week of August 17–23, 2026. According to LERA MLS sales information, 493 homes closed during this seven-day period.
San Antonio’s Weekly Home-Sales Numbers
These numbers provide a useful snapshot of the market. However, they do not tell the complete story for every neighborhood, property type, or price range across Greater San Antonio.
Nearly 500 Homes Sold in One Week
With 493 homes sold during the week, buyers are clearly still purchasing property in the San Antonio area. Interest rates and affordability concerns may have changed how some buyers approach the market, but they have not eliminated demand.
Homes that are priced correctly, prepared carefully, and marketed effectively can still attract qualified buyers. Today’s buyers are also paying close attention to a home’s condition, monthly payment, property taxes, homeowners insurance, utility costs, and available incentives.
What Does a $310,000 Median Sales Price Mean?
The median sales price represents the midpoint of the homes sold during the week. Half of the properties sold for more than $310,000, while the other half sold for less.
For many buyers and sellers, the median price offers a more realistic picture of a typical home sale than the overall average. It also demonstrates that homeownership opportunities remain available across several price ranges in San Antonio and nearby communities.
Depending on a buyer’s budget and needs, opportunities may be available in San Antonio, Cibolo, Schertz, Converse, Live Oak, Universal City, New Braunfels, St. Hedwig, and other surrounding communities.
Why Was the Average Sales Price Higher?
The average sales price was $389,215, which was approximately $79,000 higher than the median price. This difference is important when interpreting market statistics.
Homeowners should not assume their property is worth the citywide weekly average. A home’s probable market value depends on property-specific factors, including:
- Location and neighborhood
- Square footage and floor plan
- Age and overall condition
- Recent improvements and renovations
- Lot size and outdoor features
- School district and nearby amenities
- Recent comparable neighborhood sales
- Current competing homes
- Buyer demand within the property’s price range
A professional comparative market analysis should rely on the most relevant nearby sales—not simply a citywide average.
What These Numbers Mean for San Antonio Sellers
The week’s completed sales confirm that buyers are still making offers and closing on homes. However, buyers have access to extensive market information and can quickly recognize a home that is overpriced or needs significant work.
Price the Home Correctly
A listing typically receives its strongest attention when it first enters the market. Pricing too high can reduce showings, increase the number of days on the market, and eventually lead to price reductions.
Prepare the Property
Cleaning, decluttering, improving curb appeal, completing minor repairs, and addressing visible maintenance issues can help buyers feel more confident about a property.
Use a Complete Marketing Strategy
Professional photography, video, floor plans, digital advertising, social media, open houses, and direct marketing can help a listing reach more potential buyers. Placing a home in the MLS is important, but it should not be the entire marketing plan.
What These Numbers Mean for San Antonio Buyers
Buyers may have more opportunities to negotiate than they experienced during the extremely competitive market of previous years. Depending on the property, its condition, and its time on the market, a buyer may be able to negotiate:
- The sales price
- Seller-paid closing costs
- Interest-rate buydowns
- Repairs or repair credits
- A residential service contract or home warranty
- Appliances or other agreed-upon personal property
- Flexible closing or possession dates
Not every seller will agree to every request, especially when a well-priced property receives multiple offers. Each home should be evaluated individually, with an offer strategy based on its condition, pricing, comparable sales, and current market position.
Opportunities for Military and Veteran Homebuyers
Military and veteran buyers should also consider the benefits available through the VA home loan program. For eligible borrowers, a VA loan may offer competitive financing, no required down payment, and no monthly private mortgage insurance.
Buyers should work with a knowledgeable VA lender and a real estate professional who understands VA appraisal requirements, minimum property requirements, and the unique needs of military families relocating to or from Joint Base San Antonio.

Greater San Antonio Is Not One Single Market
Weekly sales numbers are helpful, but real estate conditions can vary significantly between San Antonio, Cibolo, Schertz, New Braunfels, Canyon Lake, Boerne, and the communities surrounding Joint Base San Antonio.
Conditions can also vary between neighborhoods and price ranges. A home priced under $300,000 may experience different demand than a luxury home, acreage property, waterfront property, or newly constructed home.
Buyers and sellers need more than a general market headline. They need current information about the neighborhoods, property types, and price ranges that apply to their specific situation.

"Words cannot express our gratitude and thankfulness that Keith provided us when buying our home. Being a military family and not being able to physically be there is beyond challenging buying a house unseen. He made this whole process so pleasant and easy, always easing our minds because he had our complete best interests in his hands. He took the time to send videos, pictures, and did several walk-through of the home to make us feel like we were there. You can easily tell Keith has years of experience , always answering questions and helping us every step of the way! He was extremely helpful in guiding us through the process of buying our home, and making sure that everything was taken care of promptly and correctly. He has been nothing but extremely responsive and excellent since the first phone call! Keith is incredibly knowledgeable, a go-getter, and super professional. We truly sat in passenger seat and let Keith do the driving. He went above and beyond to find the perfect home for us. There's not another realtor out there that could've provided us with the ease and comfort knowing we were making all the right decisions! Keith and Sheila have our highest recommendation, and we wouldn’t ever want to work with any other agent. We will refer our friends and family to Keith and Sheila Realty again and again!"
