VA Home Loan Entitlement
How Does a VA-Backed Home Loan Work?
With a VA-backed home loan, we guarantee (or stand behind) a portion of the loan you get from a private lender. If your VA-backed home loan goes into foreclosure, the guaranty allows the lender to recover some or all of their losses.
Since there’s less risk for the lender, they’re more likely to give you the loan under better terms. Nearly 90% of VA-backed loans require no down payment.
- High enough credit score - The VA does not have credit score or DTI (Debt to Income) requirements, but originating lenders can put requirements (overlays) in place
- Updated home appraisal (an expert estimate of your home’s value)
- Updated WDI (Termite) Inspection required
VA Loan Types & Eligibility
Purchase Loan: Looking to buy a home? VA-backed purchase loans offer better terms than private-lender loans.
Interest Rate Reduction Refinance Loan (IRRRL): Reduce or stabilize your monthly payments on an existing VA-backed loan.
Cash-Out Refinance Loan: Take cash out of your home equity to pay off debt, fund school, or cover other needs.
Eligibility Requirements
Learn about VA home loan eligibility requirements for a VA direct or VA-backed loan. Request a Certificate of Eligibility (COE) to show your lender that you qualify based on service history and duty status.
Keep in mind that for a VA-backed home loan, you’ll also need to meet your lender’s credit and income requirements.
Can I Get a Certificate of Eligibility?
You may be able to get a COE if:

Get Your BAH
Planning a PCS to JBSA, Randolph, Lackland, or Fort Sam Houston? One of the most important numbers you need to understand is your 2026 Basic Allowance for Housing (BAH).
Your BAH helps determine: What price range you may comfortably afford Which neighborhoods near JBSA fit your budget Whether buying vs renting makes sense How your VA loan works with your monthly payment But here’s the reality most military buyers don’t realize: BAH alone doesn’t tell the full story.
Property taxes, insurance, interest rates, and location all play a major role in what your true monthly payment looks like in the San Antonio market.
