There isn't one answer that works for every military family. Your PCS timeline, expected time in San Antonio, finances, VA loan eligibility, BAH, family needs, and long-term plans should all be considered.

First: How Long Do You Expect to Be in San Antonio?
One of the first questions we ask military buyers is:
How long do you realistically expect to own the home?
If you expect to PCS again relatively soon, renting may provide flexibility. Buying and later selling involves expenses that should be considered when estimating how long you may need to own the property.
However, a future PCS doesn't automatically mean buying is a poor choice. Some military homeowners choose to keep their San Antonio property as a rental after their next PCS.
Instead of asking only, “How long will I be stationed here?” consider asking:
“What are our likely options for this property when we PCS again?”

Remember that taxes, insurance, HOA assessments, maintenance, and other housing expenses can change even when the mortgage interest rate is fixed.
The VA Loan Can Be a Major Advantage
For eligible service members and veterans, the VA home loan can be a powerful home-buying benefit.
Depending on eligibility and lender approval, VA financing may provide:
- No down payment requirement
- No monthly private mortgage insurance (PMI)
- Competitive interest rates
- Limits on certain borrower closing costs
- Potential VA funding fee exemptions for qualifying borrowers
It is important to remember that zero down does not mean zero cost. Buyers should still plan for expenses such as inspections, earnest money, option money when applicable, closing costs, moving expenses, and reserves for home maintenance.
Seller concessions may sometimes help with allowable costs, but they are negotiable and depend on the individual transaction.
Option 2: Renting During Your PCS to San Antonio

- Less control over repairs and maintenance timing
For families with large dogs, multiple pets, RVs, trailers, workshops, or specific yard requirements, finding the right rental can sometimes be more challenging.
How Should You Think About Your BAH?
Your Basic Allowance for Housing (BAH) is an important part of your housing budget, but we don't recommend treating your BAH amount as an automatic target for a mortgage payment.
Instead, look at your total monthly housing expense.

- HOA fees, when applicable
- Utilities
- Maintenance and repairs
- Potential increases in taxes and insurance
If You're Renting, Consider:

- Potential rent increases at renewal
Comparing the total cost of housing gives you a much more useful picture than simply comparing rent with a mortgage payment.
Location Matters When PCSing to JBSA
JBSA is enormous, and choosing where to live depends heavily on your duty location.
A family assigned to JBSA-Randolph may have very different housing priorities from someone reporting to JBSA-Lackland or JBSA-Fort Sam Houston.
PCSing to JBSA-Randolph
Military families stationed at Randolph frequently consider communities such as:
- Cibolo
- Schertz
- Universal City
- Live Oak
- Converse
- Garden Ridge
- Marion
PCSing to JBSA-Lackland
Depending on commute preferences, families may consider areas throughout west and northwest San Antonio, including communities around:
- Lackland and southwest San Antonio
- Alamo Ranch
- Westover Hills
- Far west San Antonio
PCSing to JBSA-Fort Sam Houston
Fort Sam Houston provides access to numerous areas in and around central and northeast San Antonio. Your preferred commute, schools, lot size, home style, and budget can help narrow the search.
Do not choose a home based solely on the number of miles from your duty station. San Antonio traffic patterns, highway access, construction, and the time of day you commute can make two similarly located homes feel very different.
Don't Forget About Texas Property Taxes
Military families moving to Texas are sometimes surprised by property taxes.
Texas does not have a state individual income tax, but property taxes can represent a significant portion of a homeowner's monthly housing expense.
When comparing homes, don't look only at the sales price.
Two similarly priced homes can have different estimated monthly payments because of differences in:
- Property tax rates
- Special taxing districts
- Homeowners insurance
- HOA assessments
Qualifying homeowners may also be eligible for Texas property tax exemptions, including homestead and certain disabled veteran exemptions.
What Happens If You Buy and Receive PCS Orders?
This is a question every military buyer should consider before purchasing.
If orders arrive, your primary options may include:
- Sell the home
- Keep it and convert it to a rental
- Explore whether your VA loan may be assumable by a qualified buyer
Each option has financial and VA entitlement considerations.
For example, selling a home with an assumable VA mortgage can potentially be attractive when the existing interest rate is favorable compared with prevailing rates. However, an assumption does not automatically restore the seller's VA entitlement. The details should be reviewed carefully with the loan servicer and appropriate VA resources.
When Renting May Make More Sense
Renting may deserve serious consideration when:
