Beware of Deed Scams in San Antonio: What Happened in Leon Valley & How to Protect Your Title

What happened

A Leon Valley homeowner reported being approached at home by someone offering financial help during foreclosure. Believing he was arranging a new loan, he signed documents that transferred control of his property. He later received an eviction notice after the home was sold—classic signs of a deed/title scam.

Red flags to watch for

  • Unsolicited “rescue” offers at your door, by text, or online—especially during foreclosure or hardship.
  • Pressure to sign quickly or outside a title company/attorney’s office.
  • Complex paperwork that “temporarily transfers” your deed, “assigns mortgage control,” or inserts a new owner/trust.
  • Requests for payments to individuals or unknown companies instead of your lender or a title/escrow company.

What San Antonio homeowners can do

  • Set up free deed alerts (Bexar County): Register for the County Clerk’s Vanguard Property Alert to get an email any time documents are recorded that match your name or legal description.
  • Verify every transaction through a title company and insist on closing funds handled in escrow.
  • Never sign under pressure. If unsure, call us and/or consult a real estate attorney before signing.
  • Check your title periodically: Search your name/address in the Bexar County Official Records and ensure ownership is correct.
  • Report suspected fraud immediately to local law enforcement and the County Clerk; you may need legal action (e.g., to quiet title).
