Can You Use Your Existing Sprinkler System to Water Your Foundation?

Absolutely. If your home already has an automatic sprinkler system, it can often be used to help maintain consistent soil moisture around your foundation. The key is consistency, not excessive watering.

In Texas, expansive clay soils expand when wet and shrink when dry. Large moisture swings are one of the primary causes of foundation movement. Properly managed irrigation helps reduce those fluctuations.

Tips for Using Your Existing Sprinkler System

  • Water evenly around the home's entire perimeter. Avoid allowing one side of the house to become significantly drier than the other.
  • Use shorter, more frequent watering cycles during extended drought instead of infrequent deep watering.
  • Adjust your controller seasonally based on rainfall and temperatures.
  • Repair broken sprinkler heads that create dry spots or oversaturate certain areas.
  • Avoid spraying directly onto the foundation. The goal is to keep the surrounding soil consistently moist, not soak the slab.
  • Inspect coverage annually to ensure every section of the foundation receives similar moisture.

Consider a Foundation Zone

If your irrigation system has an available valve, many homeowners choose to install a dedicated drip irrigation zone around the foundation. This allows the foundation watering schedule to operate independently from the lawn.

Trees Require Extra Attention
