Signs Your Foundation May Need Attention

Your home's foundation is one of its most important structural components. Here in Texas, shifting soils, prolonged drought, heavy rainfall, and extreme temperature changes can place tremendous stress on slab foundations. Recognizing the early warning signs of foundation movement can help you address small issues before they become costly structural repairs.

Why Foundation Problems Are Common in Texas

Much of Central and South Texas sits on expansive clay soils. These soils absorb water during rainy periods and shrink dramatically during drought conditions. This constant cycle of expansion and contraction causes the ground beneath your home to move, placing stress on the concrete slab.

While some minor movement is normal, excessive movement can eventually affect your home's structure.

1. Cracks in Interior Walls

Small hairline cracks may simply result from normal settling, but larger, widening, or differential cracks deserve attention.

  • Cracks above doors and windows
  • Diagonal stair-step cracks
  • Ceiling cracks that continue to grow
  • Cracks wider than 1/8 inch

2. Doors That Stick or Won't Close Properly

If doors suddenly become difficult to open or close, it may not be the door itself. Foundation movement can shift framing enough to throw doors and windows out of alignment.

Watch for:

  • Doors rubbing the frame
  • Deadbolts that no longer line up
  • Windows that won't open easily
  • Garage doors leaving uneven gaps

3. Uneven or Sloping Floors

One of the more noticeable signs of foundation movement is a floor that no longer feels level.

You might notice:

  • Furniture leaning
  • Marbles rolling across the floor
  • Noticeable dips
  • Bouncy or uneven flooring

4. Exterior Brick or Masonry Cracks

Walk around your home several times each year and inspect the exterior.

Pay attention to:

  • Stair-step brick cracks
  • Cracks around windows
  • Separated mortar joints
  • Gaps where brick meets trim

5. Gaps Around Windows and Doors

Foundation movement can create visible gaps between walls and window frames or exterior doors. These openings may allow moisture, insects, and air infiltration.

6. Cabinets Pulling Away from Walls

In severe cases, built-in cabinets, countertops, and trim may begin separating from walls as framing shifts.

7. Plumbing Leaks Under the Slab

Sometimes the foundation movement causes plumbing damage, while in other situations, plumbing leaks contribute to soil movement beneath the slab.

Signs include:

  • Unexpectedly high water bills
  • Warm spots on floors
  • Reduced water pressure
  • Water pooling around the foundation

8. Separation Around the Exterior

Look for separation where:

  • Garage meets the house
  • Chimney separates from exterior walls
  • Patios pull away
  • Expansion joints widen

How to Help Protect Your Foundation

Preventative maintenance goes a long way toward minimizing foundation movement.

  • Maintain consistent soil moisture around the foundation.
  • Keep gutters clean.
  • Extend downspouts at least 3 feet away from the home.
  • Repair plumbing leaks quickly.
  • Avoid overwatering near the slab. never water at the slab and soil, try to water 6'-12' away from the foundation 
  • Maintain proper grading away from the home. 1" every 10'
  • Monitor large trees growing close to the foundation.Tree roots can pull moisture from the gravel under the foundation and cause settling. Tree rtoot can also heave the foundation in some cases

When Should You Call a Professional?

If you notice multiple warning signs, it's time to have your home evaluated by a structural engineer, never call a foundation company first, they are sales people trained to sell ou their service. The sooner problems are identified, the less expensive repairs often become.

If you're buying or selling a home, foundation concerns should always be evaluated before closing. A professional inspection can help determine whether movement is cosmetic, typical settling, or a recommendation for a structural enginner is needed.
