What’s covered, what’s not, and how to protect your largest investment in San Antonio, Cibolo, Schertz, and New Braunfels.
1) What’s Actually Covered
Most HO-3/HO-B policies cover fire, lightning, smoke, theft, and typically wind/hail (coastal areas may differ). Flood is excluded—a separate policy is needed.
2) Wind & Hail Deductibles
Often a separate % deductible (1–5% of Coverage A). A $400k dwelling with a 2% wind/hail deductible = $8,000 out-of-pocket before coverage applies.
3) Replacement Cost vs. ACV
RCV pays today’s rebuild cost; ACV subtracts depreciation. Roofs/fences/outbuildings are commonly ACV unless you opt into RCV.
4) Keep Coverage A Current
Construction costs rise. Being 20% underinsured can trigger coinsurance penalties and partial claim denials.
- Re-evaluate after remodels, additions, solar, or pool installs.
- Consider extended/guaranteed replacement cost riders if available.
5) Veterans & Military Families
Ask about deployment/vacancy flexibility, gear coverage, and bundling with auto/umbrella. Some carriers offer veteran-specific discounts.
6) Easy-to-Miss Discounts
- New roof or impact-resistant shingles
- Monitored alarms, smart leak sensors, auto water shutoff
- Membership/affinity (veteran, alumni, professional)
7) Flood, Sewer Backup & Foundation
Expansive soils in our area stress slabs. Standard policies don’t cover foundation movement unless caused by a covered peril.
8) Compare Carriers
Shop at least three options. Compare limits, deductibles, endorsements, and claims reputation—not just price.

Is flood covered by my homeowner policy?
No—flood is excluded. Consider an NFIP or private flood policy even if you’re outside a mandatory zone.
Why is my wind/hail deductible so high?
